The rental is offered in a non-commercial capacity and in accordance with Law DL 50\/2017 on short-term rentals and leases. <\/p>\n<p><strong>Art. 1 \u2013 Subject of the Rental<\/strong><\/p>\n<p>The Lessor grants to the Tenant the rental for tourist use of the property located at Via Santa Lucia 16, Municipality of Leni, Postal Code 98050, consisting of three rooms including bathroom, kitchen and services, equipped with private outdoor spaces (terraces and patios), complete with furnishings, equipment and amenities suitable for temporary residential use.<\/p>\n<p>The rental is granted exclusively for tourist purposes pursuant to Art. 1, paragraph 2, letter c), Law 431\/1998. <\/p>\n<p><strong>Art. 2 \u2013 Duration of the Rental<\/strong><\/p>\n<p>The rental shall have a duration according to the agreements made between the parties, defining an arrival date and a departure date.<\/p>\n<p>Upon expiration, the contract shall terminate automatically without the need for notice.<\/p>\n<p>Tacit renewal is excluded.<\/p>\n<p>The Lessor may require a stay consisting of a minimum number of nights from the Tenant.<\/p>\n<p><strong>Art. 3 \u2013 Consideration<\/strong><\/p>\n<p>The total rental fee is agreed between the Parties according to the seasonal pricing plan.<\/p>\n<p>Payment shall be made by:<\/p>\n<ul>\n<li>bank transfer<\/li>\n<li>cash within legal limits<\/li>\n<li>online platform<\/li>\n<\/ul>\n<p><br><\/p><p>Any accessory expenses included:<\/p>\n<ul>\n<li>internet connection<\/li>\n<\/ul>\n<p><br><\/p><p>The following remain excluded:<\/p>\n<ul>\n<li>utilities<\/li>\n<li>any final cleaning<\/li>\n<li>any provision of linens<\/li>\n<\/ul>\n<p><br><\/p><p>The agreements between the Parties may define from time to time the expenses included in the temporary rental fee.<\/p>\n<p><strong>Art. 4 \u2013 Security Deposit<\/strong><\/p>\n<p>As guarantee of the obligations assumed, the Tenant pays a security deposit of \u20ac500.<\/p>\n<p>The deposit will be returned at the end of the rental upon verification of the condition of the property and the absence of damage.<\/p>\n<p>The Lessor may retain, in whole or in part, the amounts necessary for:<\/p>\n<ul>\n<li>damage to the property<\/li>\n<li>loss of keys<\/li>\n<li>contractual violations<\/li>\n<li>extraordinary expenses attributable to the Tenant<\/li>\n<\/ul>\n<p><strong>&nbsp;<\/strong><\/p>\n<p><strong>Art. 5 \u2013 Use of the Property<\/strong><\/p>\n<p>The property must be used exclusively for tourist residential purposes.<\/p>\n<p>It is prohibited to:<\/p>\n<ul>\n<li>sublet the property<\/li>\n<li>assign the contract<\/li>\n<li>conduct illegal activities<\/li>\n<li>organize unauthorized parties or events<\/li>\n<\/ul>\n<p><br><\/p><p>The maximum number of guests allowed is 4 people. Cribs and cots for children are available. <\/p>\n<p><strong>Art. 6 \u2013 Obligations of the Tenant<\/strong><\/p>\n<p>The Tenant undertakes to:<\/p>\n<ul>\n<li>diligently care for the property<\/li>\n<li><span style=\"background-color: transparent;\">avoid disturbing noises, maintaining behavior of good coexistence and courtesy with neighbors<\/span><\/li>\n<li>return the property in its original condition<\/li>\n<\/ul>\n<p><br><\/p><p>Any damage caused to the property or furnishings shall be charged to the Tenant.<\/p>\n<p><strong>Art. 7 \u2013 Check-in and Check-out<\/strong><\/p>\n<p>Check-in is scheduled from 3:00 PM on the agreed arrival day<\/p>\n<p>Check-out must take place by 11:00 AM on the agreed departure day.<\/p>\n<p><strong>Art. 8 \u2013 Liability<\/strong><\/p>\n<p>The Lessor is not liable for:<\/p>\n<ul>\n<li>temporary interruptions of services not attributable to the Lessor<\/li>\n<li>theft or loss of the Tenant&#8217;s belongings<\/li>\n<li>damage resulting from improper use of the property<\/li>\n<\/ul>\n<p><br><\/p><p>The Tenant releases the Lessor from liability for acts attributable to third parties or force majeure.<\/p>\n<p><strong>Art. 9 \u2013 Communication of Guest Data<\/strong><\/p>\n<p>The Tenant acknowledges that the Lessor will communicate guest data to the competent authorities pursuant to current regulations on public security.<\/p>\n<p><strong>Art. 10 \u2013 Processing of Personal Data<\/strong><\/p>\n<p>The parties declare that they mutually authorize the processing of personal data for the purposes of executing this contract, pursuant to current regulations on privacy and personal data protection.<\/p>\n<p><strong>Art. 11 \u2013 Applicable Law and Competent Court<\/strong><\/p>\n<p>This contract is governed by Italian law.<\/p>\n<p>For any dispute relating to the interpretation or execution of this contract, the Court of Messina shall have jurisdiction.<\/p>\n<p><strong>Art. 12 \u2013 Final Provisions<\/strong><\/p>\n<p>This contract constitutes the entire agreement between the parties.<\/p>\n<p>Any modification must be in writing.<\/p>\n<p>Read, confirmed and signed.<\/p>\n<p>Place: Leni ME<\/p>\n<p>Date: Agreed day of arrival and entry into the property.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t","protected":false},"excerpt":{"rendered":"<p>Terms and Conditions terms and conditions SHORT-TERM RENTAL AGREEMENT FOR TOURIST USE The website https:\/\/casabalconisalina.com promotes content related to a property subject to short-term rental for tourist use on the island of Salina, Municipality of Leni, (ME).
